I just had the pleasure of working with a wonderful couple relocating to the area.  Leanne and Tom have been looking to move to the Pacific Northwest for a while.  After several years away from Portland and living in the San Francisco area market, Leanne and Tome just closed on a fantastic home in Gladstone.

Leanne and Tom had some specific wants for their new home.  They wanted to a one level home with a basement and a garage. A key component of the basement was extra space without windows for Tom’s home office where he develops and produces YouTube videos for personal and professional use. They also wanted to be accessible or somewhat close to a Maxline. Their budget was up to $375,000 and open to Milwaukie and Clackamas.  Alas, they needed to sell their home and find a seller that would take a contingent offer.

Tom and Leanne flew to Portland in just before Thanksgiving to house hunt. They had picked out several homes, many of which turned out to be in such dire straights.  Those needed way too much work for their budget! After looking at several homes, while breaking for lunch we expended their home search just slight to extend into Gladstone. That was the magic!

We found a custom built 1981 home, with over 2700 sf. This Bay area couple, was flabbergasted that they would ever be able to own a home of this size.  The situation was PERFECT!!  A lovely older couple, who are METICULOUS,  had just reduced their price on their home and it was slightly above budget.  Listed as “Pristine, unblemished beautiful tri-level that is in PERFECT condition. Tile counters, high quality oak cabs in kitchen made by Danish Craftsman. Lower level family room has a fireplace that has never been used. Updated master bath is darling. Carpet is newer, updated windows, New HVAC 6 yrs ago with transferable warranty. Fresh exterior paint. Oversized garage. Basement for your imagination.” Listed originally for $439,900 and was now priced at $389,900.

After a few days of mulling it over and talking with their lender about the price, they decided to write a full price offer contingent on their home sale. It was accepted within a few hours!

This house inspected almost perfectly.  The only few issues were a sewer line that the sellers just had done that was not installed properly and some minor mold in the attic. (Note: always do a sewer scope regardless of age of the sewer. Twice in the last month I had two new sewers installed WRONG!) The Sellers were totally amiable to repairs and even did more work than we requested. Now that is a great seller and a great transaction!
