The Story of Bumping a Bumpable Buyer :)

After touring countless homes in Portland and the surrounding areas, my client seemed to have found the home that fit just perfectly. Checking the status of the property showed it had been on market about twelve days, no other offers had been made. My client got super excited! After touring the home she decided to have me prepare an offer for the sellers. First, I always make contact with the agent and while making that contact I found out they had received and accepted a contingent offer. Bummer!

However, not so fast! The home is now in bumpable status and not pending yet. Meaning another buyer could be moved to first position with taking the appropriate steps.  I communicated with the agent that my client was not contingent on the sale of another home and she still wanted to proceed. Quickly I wrote up the offer, got it signed by the buyer and sent it off to the listing agent. This then initiates a two calendar day timeline that the buyers in first position have to remove the contingency in their offer, or buyer number two moves to first position if the terms are acceptable by the seller.

After a few long days of waiting on edge, my client got the offer accepted and moved to first position! Always love giving the news of an accepted offer to my clients! Tomorrow this same client is closing on this wonderful townhome in Fairview and I could not be more excited for her 🙂
